Budget proposal

Every project has an absolute budget, the challenge is that it is often difficult to accurately ascertain what the likely budget will be without spending some time and money preparing a design.

If you have already completed your design and you are looking for a builder to undertake the fit out, we can prepare a budget for you from those designs.

If on the other hand, you have not undertaken a design of your commercial space, then we will need to complete this prior to preparing a budget for you.

At the end of the day, having a good understanding of likely budget outcomes as early as possible in the process, will allow you to make better and more informed decisions as the project progresses.

Project Team

Design Collaboration

Utilising the most advanced 3D design software in the world, allows us to showcase to you exactly how your space is going to look and function. We will take you on a journey, room by room, to give you the best visualisation experience on the market.

It is important to ensure that the design process is completed in stages. In doing so, each stage allows us to communicate and showcase the evolution of the space.

Due Diligence

Now that the design is more defined, a more detailed price point can be determined.

There may also be some site-specific buildability or access constraints that require further investigation, we will undertake these site audits at this point. These in-depth investigations may require external consultant expertise and analysis and we can coordinate this on your behalf.

Budget Review

With a detailed design in place and a comprehensive site audit completed, we are in a position to prepare a more detailed project budget.

The outcomes of this stage can still be adjusted as required at the proceeding stages.

Detailed Documentation

Building a commercial space requires hundreds of decisions to be made and remembering every decision you make is nearly impossible. For this reason, each decision requires a detailed and concise approach to documentation.

We have a cloud document management system that is easy to use and every decision that is made can be accessed quickly and easily, avoiding confusion and costly errors and does not require you to remember everything. All of your documentation is saved and can be accessed through your own private project portal.

If changes are required, there are simple prompts within the portal that ensures every request is clearly and concisely documented and actioned by the project team.

Value Management

Along the journey to this point, we continuously monitor a project budget to ensure that your expectations remain aligned.

It is likely that as the design evolves, you may consider adding to your project and this may impact on the cost that had not been previously discussed. Not to worry, our value management process allows us to review all aspects of the build to see how we can accommodate the changes as they evolve.

By the time we complete the value management process, a considerable amount of decisions will have been confirmed. We are now able to provide you with a detailed project tender.

Approvals

Every project requires some form of development approval. Some commercial projects require multiple approvals. There are planning options depending on the type and scale of the proposed development. We will determine which approval pathway offers the most time and cost-efficient means for approval. No need for you to worry about this, we look after all of this for you as part of our holistic planning and approval service.

Tender

By now, your design is complete, your project has been approved or nearing approval by the relevant authorities and we have confirmed the important selection decisions. We take all of this information and bundle it up into a detailed tender proposal, methodically set out in this extensive document.

Moving forward, this detailed document will form the specification for your project and will become the basis for how your project will be delivered.

Engagement

Once the tender document is agreeable by all stakeholders, we will prepare a formal engagement document for signing, which will form our commitment to each other to deliver the project.

Pre-Construction

Our team has a strong track record of delivering high quality projects in fast timeframes and this to a large extent due to the level of work that goes into the project before we commence onsite.

Whilst this work is completed in the background, the successful delivery of a project can be directly attributed to the time spent during the pre-construction phase.

Construction

Detailed planning is the backbone to successful delivery in the construction phase.

We will appoint an experienced management and construction team, dedicated to you and your project. Responsibilities of the head contractor include:

• Manage contract documentation
• Cash flow management
• Proactive WH&S compliance
• Site supervision
• Variations management
• Quality assurance
• Commissioning and testing

Completion

We will commission and test all components and submit detailed ‘maintenance & care’ packages and ‘as built’ documentation to the satisfaction of relevant authorities for obtaining occupation certification. Offer and administer training of client staff where required and the finalisation of all administrative and financial aspects of the various agreements.

Occupation Certificate

Throughout the project, we will commission a certifier (council or private) to undertake milestone inspections.

Upon completion of the construction we will obtain all relevant construction certifications and submit to the certifier for issuance of an Occupation Certificate.

The receipt of this certification triggers your ability to move into your new commercial space.

Handover

Finalisation of all administrative matters and financial aspects of the various agreements are signed off, approved and paid.

We will manage the final completion on the client’s behalf and manage the use of the project in relation to any teething problems that arise and we ensure their prompt attention and settlement.

Defect Liability Period

The last 5% of the project is what clients remember. It is the difference between a good project and a great one. We possess a last 5% delivery mentality.

Our project team will take complete ownership until the project is handed over defect free.

If there are any minor issues that present themselves after you move in, we are committed to an efficient rectification of these issues.
