Pre Commencement Report

We see our role as being more than just your designer or builder, in effect we are your personal concierge that is there to offer guidance, assurance as well as design, planning and construction advice through every step.

We let you dream and explore possibilities, whilst guiding you on the practical/logistical aspects such as your needs, desires, timing and budgetary constraints.

We will outline what we understand to be your aims, objectives and likely outcomes of your proposed project. As you read through the report, it is our intent to commence dialogue that will ensure that accurate information is supplied to you, based upon our experience and expertise, so that you can understand what impacts on ‘Quality’, ‘Cost’ and ‘Time’, providing you with confidence to make valued and well-informed decisions.

We also discuss the relationship that quality, project cost and construction time have on each other and it is extremely important to keep this in mind throughout the entire process.

What is most important is that there is a holistic discussion around the entire project, including:

Upon completion and agreement by the client, this report will become the initial project brief.

Design Proposal

Now that your expectations are aligned with the likely outcomes, we will provide you with a detailed proposal to undertake the design process.

We will outline the design aspect of the project including the requirements necessary to complete a design based upon the ‘Pre-commencement Project Report’.

The design proposal will be broken up into stages so that you can gain a better understanding of the design and council requirements in a step by step fashion, whilst providing you with flexibility and control over the design process.

For more than 15 years, we have designed many different styles of homes for our clients. Through this experience we have come to understand that every design style comes with its own intricacies and detailing.

We select the project team based upon the scale and style of the home to ensure that the exacting details required are delivered.

Design Collaboration

Imagine being able to visualise your dream home right from the outset of design. That is what we offer you.

Utilising the most advanced 3D design software in the world, allows us to showcase to you exactly how your home is going to look as we are designing.

As the design develops, we will be able to fly you around the home and even take you on a journey inside, room by room, to give you the best visualisation experience on the market.

It is important to ensure that the design process is completed in stages. In doing so, each stage allows us to communicate and showcase the evolution of your new home.

These stages include:

• Concept design
• Design development
• Development application drawings
• Construction issue drawings
• Detailed finishes design

You are afforded the opportunity to collaborate every step of the way, to ensure that the design truly meets your dreams and desires.

Client Review

Our 3D design software will allow you to immerse yourself in the design and makes it easy for you to visualise what your future home is going to look like.

It is through collaboration with you in the design process that ensures that we capture the finer details that will make this design customised to your needs.

It is equally important that you spend time on your own, with your family and friends, discussing how your life might be in your new home. We give you the time you need to review and consider the design to ensure that it is what you really desire.

Budget Evaluation

With the design development complete, we need to ensure that your future home remains within your budget expectations. At this stage we will prepare a ‘Cost Centre’ break down budget. This evaluation will provide low ball and high range estimates for each component on the home. These budgets will become critical as we move into the planning and delivery phases of the project.

Approvals

Every project requires some form of development approval. There are various planning options depending on the type and scale of the proposed development. We will determine which approval pathway we need to take that offers the most time and cost-efficient means for approval. There is no need for you to worry, as we look after all of this for you as part of our holistic planning and approval service.

Shopping Tour

What sets us apart from other builders are our personal touches that make the building experience an enjoyable one.

Making selections for your new home can be one of the most stressful and daunting experiences. To help our clients avoid this unnecessary stress, we take you shopping to help you make these important decisions. We will take you to places that you have most likely never heard of so that you can explore opportunities that you may not have considered previously.

Before decisions are made, we will provide our experience to highlight things like buildability, warranty, maintenance, serviceability, reliability, quality, lifecycle and longevity, running costs, functionality, environmental sustainability, lead times and budget.

We are like your personal concierge, every step of the way, helping you to make those important decisions with confidence.

Detailed Documentation

Building a home requires hundreds of decisions to be made and remembering every decision you make is nearly impossible. For this reason, each decision requires a detailed and concise approach to documentation.

We have a cloud document management system that is easy to use and every decision that is made can be accessed quickly and easily, avoiding confusion and costly errors and does not require you to remember anything. All of your documentation is saved and can be accessed through your own private project portal.

If changes are required, there are simple prompts within the portal that ensures every request is clearly and concisely documented and actioned by the project team.

Value Management

Along the journey to this point, we continuously monitor a project budget to ensure that your project expectations remain aligned.

After completing the shopping tour, it is likely that you may have come across something that you would like to add to your project and this may impact on the cost that had not been previously discussed. Not to worry, our value management process allows us to review all aspects of the build to see how we can accommodate the changes as they evolve.

By the time we complete the value management process, a considerable amount of decisions will have been confirmed. We are now able to provide you with a detailed project tender.

Tender

By now, your design is complete, your project has been approved or nearing approval by the relevant authorities and we have gone shopping to make selection decisions. We take all of this information and bundle it up into a detailed tender proposal, methodically set out in an extensive tender document.

Moving forward, this detailed document will form the specification for your project and will become the basis for how your project will be delivered.

Engagement

Once the tender document is agreeable by all stakeholders, we will prepare a formal engagement document for signing, which will form our commitment to each other to deliver the project.

Pre-Construction

Our team has a strong track record of delivering high quality design and construction projects. This is to a large extent due to the level of work that goes into the project before we commence onsite. Whilst this work is completed in the background, the successful delivery of a project can be directly attributed to the time and energy spent during the pre-construction phase.

Communication & Coordination Plan

Communication and transparency are the cornerstone of all successful projects.

• Trade breakdowns for each tender package for review and approval
• Tender analysis complete for sign off for each tender package
• Regular project reports
• Site visits

Construction

Detailed planning is the backbone to successful delivery in the construction phase. We will appoint an experienced management team, dedicated to you and your project.

Responsibilities of the head contractor include:

• Stakeholder management
• Buildability
• Project control
• Procurement
• Maintaining communication channels
• Manage contract documentation
• Cash flow management
• Proactive WH&S compliance
• Site supervision
• Variations management
• Quality assurance
• Commissioning and testing
• Coordination of final accounts
• Defect inspection and reporting

Completion

We will commission and test all components and submit detailed ‘maintenance & care’ packages and ‘as built’ documentation to the satisfaction of relevant authorities for obtaining occupation certification. We offer and administer training to ensure that your new home experience is seamless.

Our project team will take complete ownership until the project is handed over defect free.

Occupation Certificate

Throughout the project, we will commission a certifier (council or private) to undertake milestone inspections.

Upon completion of the construction we will obtain all relevant construction certifications and submit to the certifier for issuance of an Occupation Certificate.

The receipt of this certification triggers your ability to move into your new home.

Handover

Finalisation of all administrative matters and financial aspects of the various agreements are signed off, approved and paid.

We will manage the final completion on the client’s behalf and manage the use of the project in relation to any teething problems that arise and ensure their prompt attention and settlement.

Maintenance and Defect Period

The last 5% of the project is what clients remember. It is the difference between a good project and a great one. We possess a last 5% delivery mentality. Our project team will take complete ownership until the project is handed over defect free.

Structural Warranty

When we take on a project, we accept the responsibility that comes with this important decision.

We are proud of our track record, having never had a project requiring a structural rectification. This is not a coincidence, it is because we take a ‘Best Practice’ approach, rather than accepting the minimum standard. Whilst this may cost a little bit more at the outset, you are paying for peace of mind and in turn have savings over the long run.
